Painting in Green Point Is Not the Same Job as Painting Inland

Green Point sits on a narrow shelf between Signal Hill and the Atlantic, and almost every property here is dealing with the same three things at once: salt, wind and exposure. Air blown in off the bay carries a fine salt film that settles on walls, balustrades and window frames. It draws moisture, it works into hairline cracks, and it quietly attacks anything ferrous long before the paint itself looks tired. It is the single biggest reason a coating that would last eight years in Newlands starts chalking here in four.

The wind matters just as much. Summer south-easters funnel across the Common and around the stadium with enough force to carry overspray several properties downwind, and winter north-westerly fronts drive rain horizontally onto the seaward elevations along Beach Road and the lower streets. A painter who does not plan around that will either lose days or leave you with a finish that failed on the weather side while the sheltered side still looks new.

Green Point's Building Stock Sets the Brief

This is one of the densest sectional title suburbs in Cape Town. A large share of the work we quote on is not a freestanding house at all - it is a multi-storey block: mid-century walk-ups on the upper streets, taller 1970s and 1980s towers facing the sea, and newer developments that went up around the stadium precinct after 2010. That changes everything about how a job is scoped.

Blocks mean bodies corporate, trustee approval and access at height. They mean rope access or suspended platforms rather than ladders, a fall protection plan before anyone leaves the roof, and phasing so residents are not living behind plastic for two months. They also mean the paint spec has to satisfy a ten-year maintenance plan, not just this season's budget.

The other half of Green Point is much older. The streets running up from Somerset Road toward De Waterkant hold Victorian and Edwardian semi-detached stock, often with original lime plaster, solid walls and no damp proof course. Those buildings need breathable systems - put a hard modern acrylic over lime plaster and you trap moisture behind it. And because a great deal of that stock is over 60 years old, it falls under Section 34 of the National Heritage Resources Act, so anything beyond like-for-like maintenance can require a Heritage Western Cape permit.

What We Ask Before Quoting a Green Point Property

  • Which elevations take the north-wester, and which are sheltered - the weather side often needs a different preparation spec to the rest of the building
  • Whether the building is sectional title, and if so where it sits in the body corporate's maintenance and reserve fund cycle
  • How close the property is to the shoreline, which determines whether standard exterior acrylic is adequate or the job needs a marine-grade system
  • The age of the structure and whether the plaster is lime or cement - this decides between a breathable mineral system and a conventional acrylic
  • Access constraints: street parking, scaffolding on the pavement, lift availability, and whether a wayleave is needed from the City
  • Whether the building is tenanted or short-let, which usually drives phasing and low-odour product choices

None of that adds cost to the quote. It is the difference between a coating that survives a Cape winter on an exposed Green Point elevation and one that needs touching up before it has been paid off.
