Which Paint Brand is Best for Homes in Green Point?

Paint brand matters more in Green Point than it does almost anywhere else in Cape Town, and not for the reason most people assume. It is not about the finish looking good on day one - almost anything does. It is about how the coating behaves after three winters of salt-laden air, driven rain off the north-west, and reflected UV coming back at the building off the water.

The failure mode here is specific. Airborne chloride settles on the wall and holds moisture against the coating because salt is hygroscopic. Cheaper acrylics with low binder content go chalky, lose flexibility and start releasing at the edges. By the time you notice, the substrate underneath has usually been damp for a season or two.

Best Exterior Paints for Green Point

For most Green Point walls, the right answer is a high-build, UV-stable exterior acrylic with genuine elasticity - enough film flexibility to move with the substrate through the temperature swings this coastline produces.

• Breathable mineral systems - the correct choice on the older lime-plastered stock in the streets climbing toward De Waterkant. A hard acrylic film over lime plaster traps moisture in the wall and blows the plaster off. This is a substrate decision, not a budget one.

A caution worth stating plainly: no exterior product on this list will survive being applied over a salt-contaminated surface. Best Interior Paints for Green Point

Interior selection here is shaped less by the sea and more by the fact that most Green Point interiors are apartments - often single-aspect, frequently tenanted or on short-let, and difficult to ventilate when the south-easter is running.
