Painting a property in Green Point involves a set of decisions that do not come up in the suburbs. This guide runs through them in the order they actually arise, from working out what your building needs through to getting it ready for the team.
Start by walking the building elevation by elevation rather than looking at it as one job. In Green Point the difference between faces is dramatic: the north-west side takes the winter fronts and the salt, while a sheltered courtyard elevation on the same building may be in good order. Any quote that prices all four sides identically has not been thought through.
These are different trades with different constraints. Exterior work in Green Point is governed by weather, access and salt; interior work is governed by the building's rules and by ventilation.
If your property is in a block, the exterior is almost certainly common property and therefore a body corporate decision rather than yours. Only the interior of your section is yours to repaint at will. That single distinction determines who you are actually dealing with and how long approval takes.
Match the system to exposure and substrate, not to a brand preference. Sheltered walls take a premium standard exterior acrylic. Weather-side elevations want a higher-build or elastomeric film. Beachfront positions justify a marine-grade system. And pre-1960s lime-plastered buildings need a breathable mineral system - putting a hard modern acrylic over lime plaster traps moisture and destroys the plaster.

Target the shoulder seasons - March to early May, or late September to November. Avoid deep winter for the driving rain, and avoid peak summer for the south-easter, which rules out spray work on many days and flash-dries film before it levels. If your building is tenanted or short-let, the off-season is also when you lose the least income to scaffolding.
The line that surprises Green Point owners most is not paint - it is access. On a multi-storey block, rope access or a suspended platform is frequently the single largest item on the quote, and it is unavoidable because ladder work on a facade at that height is neither safe nor legal. Preparation is the second: salt washing, plaster repair and rust treatment on a coastal building routinely exceed the cost of the coating itself.

Get three written quotes, on the same scope, so they are actually comparable. Ask for a letter of good standing from the Compensation Fund and proof of public liability cover - if someone is injured on your property without COIDA cover in place, the exposure can land on you. For work at height, ask to see the fall protection plan and the access certification before appointment.
